This elegant stucco fronted Victorian villa in Belsize Park, London NW3 is being reimagined as a calm, practical and beautifully detailed family home. The project involves a full house renovation, refurbishment and interior design, carefully considered to make everyday life easier for a young family while respecting the character of the original building.

Located within the Eton Conservation Area in Belsize Park, this mid nineteenth century townhouse forms part of a distinctive group of villas developed on land granted to Eton College by King Henry VI in 1449. The area is known for its stucco façades, generous proportions and well-spaced villas, creating a quiet and established residential setting within North London. Architectural historian Nikolaus Pevsner described these houses as “rustic Italian” in character, with restrained classical detailing that remains intact today.

The architectural approach focuses on creating clear, well organised spaces that support family life. A new open plan kitchen, living and dining space at raised ground floor level will become the centre of the home, designed for both everyday use and entertaining. The house is being fully refurbished throughout, with a modest basement extension and careful adjustments to the rear elevation to bring in more natural light and improve access to the garden.

The interior design is being developed alongside the architecture, with fixtures, finishes and joinery designed in parallel. The palette is calm and restrained, for quiet luxury with a focus on natural materials, carefully considered detailing and long term durability.

Working within a conservation area, the design has been developed with a sensitive and considered approach. Original period features are being restored where possible, while new elements are introduced in a way that feels cohesive and appropriate to the building.

The large rear garden, unusual for a central London townhouse, is being redesigned to work as a natural extension of the house. The landscape strategy introduces structured planting, clearer levels and spaces for children to play, alongside areas for outdoor dining and quieter moments.

The result will be a thoughtfully planned family home that balances the character of a Victorian house with the practical needs of modern living.
